Driftwood on Douglas is located on a quiet cove just off the main channel. Water levels are lowered during the winter months (typically October through April) by the TVA, which means there is no direct water access from the property during that time. Guests will have full access to the entire home, including all living spaces, bedrooms, bathrooms, and outdoor amenities such as the private pool, outdoor kitchen, and firepit

Seasonal private floating dock access — available as a complimentary convenience when TVA lake levels, water depth, maintenance, and safety conditions permit. Docking of a particular boat or watercraft cannot be guaranteed. See the Lake & Dock Disclosure under "Other things to note."

Please note that two owner's closets and the garage are locked and not available for guest use. These areas are used for storage and maintenance supplies.

We appreciate your understanding and hope you enjoy everything else Driftwood on Douglas has to offer! Swimming pool will only be open November-March for an additional $500 fee to cover opening, heating and maintenance.

Lake & Dock Disclosure

IMPORTANT — PLEASE READ BEFORE BOOKING

Driftwood on Douglas is a lakefront property on Douglas Lake. TVA controls the lake level, and we have absolutely no control over water levels, water depth, shoreline conditions, or when TVA raises or lowers the lake. These conditions can change before or even during your stay.

Private Floating Dock

Our private floating dock is provided to guests as a complimentary seasonal convenience when conditions permit. Use and availability of the dock are not guaranteed and are subject to TVA water levels, water depth, weather, shoreline conditions, maintenance, repairs, safety concerns, and other circumstances outside the host's reasonable control.

Because this is a floating dock, changing lake levels can affect its position, angle, accessibility, and surrounding water depth. The host cannot guarantee:

• Continuous dock availability during your reservation
• Minimum water depth at the dock
• Suitability for any particular boat or watercraft
• That a boat can safely be tied to or stored at the dock
• A particular dock position or configuration
• Uninterrupted direct water access from the property

The host reserves the right to temporarily restrict dock use when reasonably necessary because of water conditions, maintenance, repairs, safety concerns, or potential damage to the dock or watercraft.

If guaranteed private-dock access, a particular water depth, or the ability to dock your boat at the property is essential to your vacation, please do not book Driftwood on Douglas. There are too many variables involving TVA-controlled lake levels for us to guarantee those conditions.

Lake Levels

TVA typically lowers Douglas Lake during the fall and winter and raises it again in the spring. However, these dates and water levels are estimates only and are never guaranteed. TVA may change lake levels earlier, later, or more rapidly than expected.

Changes in TVA-controlled lake levels, water depth, shoreline conditions, or resulting limitations on dock or direct lake access are outside the host's control and do not qualify for a host-issued refund or rate adjustment. Any rights or remedies provided directly by Airbnb under Airbnb's applicable policies remain unaffected.

Guests bringing or renting boats are responsible for determining whether current lake conditions are appropriate for their particular watercraft.
