The outdoor Gulf fronting pool, hot tub, patio area, bbq’s and building amenities are open.

Our cozy retreat is located on the third floor, which means you’ll need to walk up three flights of stairs to reach the unit. There is no elevator in the building, so we encourage guests to consider this before booking. While the climb adds a touch of daily cardio, it also rewards you with a peaceful space and stunning views that are well worth the effort!

My husband and I visited the Emerald Coast, fell completely in love with the Southern hospitality and beaches and decided to buy our own piece of serenity. We would like to share our vacation home with you while we and our kids are away.

The sparkling emerald waters and sugar white sand are at your reach with less than a minutes jaunt from your 3rd floor - 1 bedroom + bunkie/1 bath well laid-out corner unit boasting ample light and superb views: East, South and West! You will enjoy your fully stocked kitchen, along with a comfy living and dining area with a beautiful view of the emerald waters from all rooms.

Our charming complex offers a community pool (Gulf facing! Not all pools in the area are), hot tub , bbq grilling area, onsite coin operated laundry and plenty of guest parking. A short 50 yards and you are sticking your toes in some of the whitest sand that the Emerald Coast has to offer. The gorgeous emerald colors of the Gulf will provide the most beautiful backdrop to any vacation.

The inviting pool area is complete with plenty of lounge chairs and umbrellas, lovely landscaping, and showers for a sand-free retreat. The pool is seasonally heated generally between Christmas and the Easter weekend. And to end a perfect day in the sun, gather the family around for a cook-out!

If you wish to take a break from cooking, there are several appetizing restaurants waiting to heat up your taste buds all within walking distance. Pompano Joes world famous Gulf-front restaurant is located across from this complex and just a short distance is Kenny D's and Captain Dave's for whatever you may crave.

CHECK IN & CHECK OUT

Check-in begins at 4:00 PM, and check-out is by 10:00 AM.
These times help ensure our cleaning team has plenty of time to prepare the space with care for each guest’s arrival. We appreciate your understanding and cooperation. PLEASE REFRAIN FROM ARRIVING EARLY OR LEAVING LATER THAN YOUR AGREED TIME FOR THE PRIVACY AND RESPECT OF OTHER GUESTS AND HOUSEKEEPING.

HOUSEKEEPING SERVICE – NO DAILY HOUSEKEEPING

While the unit includes linens, bath, beach and kitchen towels, daily housekeeping is not part of the rental rate. If you would like housekeeping during your stay, please let us know, and we can connect you with our cleaning service. Payment for this service would be made directly to the cleaning company by the guest.

A starter supply of essentials, including dishwasher tabs, hand soap, paper towels, toilet paper, and trash bags, shampoo, conditioner, body soap will be provided for your first days. Guests are expected to bring or purchase additional cleaning supplies and toiletries as needed for the remainder of their stay.

To ensure any cleanliness or repair concerns are addressed promptly, please provide photo documentation at the beginning of your stay. This will allow us to resolve issues as quickly and effectively as possible.

BEACH SERVICE – We are happy to provide you with the contact information for local beach services such as daily chair and umbrella setups. These services are available at the guest's expense. Rates available monthly, weekly or daily.

TELEPHONE – Please note, there is no telephone line connected to the unit.

POSTAL OR DELIVERY SERVICES – Guests do not have access to incoming postal services. However, you are welcome to receive deliveries directly at the door. Kindly note that this will be at your own responsibility and risk.

PET POLICY - No pets in unit. We can recommend boarders in the area for our guests. Please inquire. Any extra clean up costs will be billed to guest.

POOL - SWIM AT YOUR OWN RISK, NO LIFEGUARDS ON DUTY, and CHILDREN UNDER 12 MUST BE ACCOMPANIED BY ADULT WITHIN THE POOL ENCLOSURE.

Please note that the pool and pool deck are unsupervised and available for use daily from 7AM to 11PM.

a. Children 3 and under are required to wear swimming diapers at the pool area.
b. Rinse off before entering pool.
c. No glass, BOOMBOXES or pets allowed on pool deck or beach.
d. No SMOKING ON POOL DECK OR GRILLING AREA.
e. Follow all rules on posted signs.

PARKING LOT – Spaces are unassigned for owners or authorized guests. All vehicles must have a parking pass displayed at all times and available from owner. No construction vehicles, trailers, or RV’s are allowed in lot without prior written approval. NO BIKES, SKATEBOARDS, ROLLER BLADING ON PREMISES. *All unauthorized vehicles will be towed at guest’s expense. *

VISITOR PARKING – Unassigned and available along the peripheral of the parking lot.

LAUNDRY – 3 rooms on Main Floor at staircase landing. Each room houses 1 washer and 1 dryer available for owners and authorized tenants/guest’s use. Both washer and dryers cost $1.50 to $1.75 by quarters or credit card (Mastercard, Visa, American Express).

WASTE/DUMPSTER - Located on Main Floor back of parking lot. Dispose of trash in plastic bags only. DO NOT LEAVE BAGS OF TRASH FOR SOMEONE ELSE TO DISCARD.

RECYCLING – We regret that the Summer Spell Condos does not offer recycling services at the present. Guests are welcome to save their recycling and make drop offs to the DESTIN PUBLIC SERVICES MAINTENANCE YARD - 3949 COMMONS DRIVE, DESTIN (Turn off Hwy 98 next to Bubba Gump Shrimp Company on Indian Bayou Trail to Commons Drive.) The recycling dumpster is located on the right side of the facility, just outside the gate OR SOUTH WALTON FIRE STATION – 217 SOUTH GERONIMO STREET, MIRAMAR BEACH

MAXIMUM OCCUPANCY – The maximum number of guests per condominium is limited to for (6) persons.

GRILLS – Provided in the pool deck area. First come basis. Bring your own charcoal, lighter fluid, igniter (can be purchased at Tom Thumb down the street). We provide the BBQ tools. Please be respectful of use. Dispose of coals when finished, receptacles provided. FIRE OF ANY KIND AND FIREWORKS ARE STRICTLY PROHIBITED. NO OPEN FLAME GRILLS ARE PERMITTED ON PATIOS, BALCONIES, PARKING LOT OR ANY COMMON AREA.

HURRICANE OR STORM POLICY – No refunds will be given unless:
a.The National Weather Service orders mandatory evacuations in a “Tropical Storm/Hurricane Warning area” and/or
b.A “mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning” area of residence of a vacationing guest.

Guest access

Your own vehicle or rental vehicle is recommended to explore the area. Free parking for guests of Summer Spell with provided parking permit.

Other things to note

There are no elevators in this low-rise building. Please be aware that all guests will need to access the unit using either one of the three sets of stairs.

Seasonally heated Gulf front outdoor pool (heated from Christmas to mid April - schedule subject to change)

This is a non-smoking/non-vaping unit including the balcony area. Guests are permitted to smoke/vape anywhere outside of the unit's front entrance area hallway by the stairwells with unit door and window closed. Any extra clean up costs will be billed to guest.

No open flames on the balcony including cigarettes and fireworks.

No pets OR animals of any size due to severe animal allergy in family. We are able to suggest local boarders in the area. Please register your service animal or emotional support animal at the time of booking with us (the owners) as well as our Association office with the proper credentials. Any extra clean up costs will be billed to guest.

You will be provided with a starter amount of dishwasher tabs, hand soap, paper towels and toilet paper, shampoo, conditioner and body soap for your first days of stay. Guests are expected to purchase or bring their own supply of cleaning supplies and toiletries for the duration of their stay.

Please close all doors and windows when air conditioning is turned on. This will keep the cool air inside the room and keep the temperature moderate. In addition to cooling efficiency, leaving the windows open will also put stress on the air conditioner and causes the ac pipes to freeze up and malfunction or burst. Any damages incurred will be billed to guest.

In an effort to service you better for any cleanliness or repair issues pertaining to the unit, provide photo proof at the beginning of your stay so that we may rectify as best we can for the remainder of your stay. Any extra clean up costs or damages incurred will be billed to guest.

Please use a cooler for any raw seafood and not put it in the fridge. If it leaks in the fridge, it is almost impossible to remove the smell and extra cleaning charges will be incurred by guest.

Tiny sugar ants are unfortunately common on the Emerald Coast within the buildings as they are attracted to any crumbs of food most notably in the kitchen. Any open foods are suggested to be put in a sealed container or in the fridge if possible.

Monthly pest control is conducted by our Building Association for the entire property, including individual units and common areas, which may occasionally take place during your stay. We apologize in advance for any inconvenience this may cause and will do our best to notify guests ahead of time if entry into the unit is required. Rest assured, all personnel will be accompanied by our Association Manager during these visits.

Please replace anything that was broken during your stay so that the next guest can also enjoy it.

Additional charges or loss of whole or part of deposit will be incurred for and are not exclusive of excessive garbage/sand left in unit, spills on or damaged/missing furniture/appliances/linens/remotes

Please refrain from hanging anything such as wet towels or clothing from any rails on the balcony or outside the front entrance.

Refrain from loud parties, running through hallways and respect the usual condo living rules

Rental Age Requirements: All Emerald Isle Club Condos are prohibited from renting to anyone under 25 years of age. Immediate eviction and loss of rental money will result. Any reservations obtained under false pretense will be subject to forfeiture of advance payments, deposit and rental money, and the party will not be permitted to check in and/or subject to immediate eviction.

Please remember that this is a private residence and not a hotel that is rented for your usage. The usual respect and expectations should be given accordingly.
