Tucked into the Smoky Mountains, The Smoky Hill Retreat was built in 2025 with one purpose: actually getting away. The 1,200 sqft covered deck is unlike anything you've seen at a cabin. A full wellness and entertainment hub, open to mountain air and enjoyable year-round. Barrel sauna, private hot tub, yoga setup, and kettlebells for the restore side; fire pit, pool table, ping pong, lawn games, and an 85" Roku TV with conversation set for everything else. Please note that while most of the deck is enclosed with railings, it is not fully enclosed - there is no gate at the entrance steps. Young children and dogs must be supervised at all times on the deck.

🌄 The Perch Terrace
Mountain views, a Blackstone grill, and al fresco dining at the 4-person table, then sink into a hanging egg chair with your morning coffee or an evening drink. A little slower up here, in the best way.

The cabin sits on a scenic mountain road, part of what makes it feel so private and removed from the world.

• A slight hairpin curve on approach
• AWD or 4WD is strongly recommended year round and essential during rain, snow, or icy conditions. Low-clearance vehicles, motorcycles, and trailers are not recommended. Please confirm your vehicle is suitable for mountain roads before booking. Weather-related cancellations are not eligible for a refund.

🐾 Pet Policy — Dogs Welcome (Approval Required)

We welcome well-behaved dogs only. Cats and all other animals are not permitted at this property due to allergies.

• Approval Required: All dogs must be disclosed and approved in advance before booking. Please message us with your dog’s breed, approximate weight, age, and any relevant behavior information (e.g., anxiety, reactivity, or barking tendencies) so we can review and approve.
• Weight & Quantity Limits: Up to 2 dogs, 50 lbs total max.
• Fee: $150 per dog, per stay (non-refundable).

House Rules

• Dogs must be house-trained and kept off all furniture and bedding
• Dogs left alone at the property must be crated. Please bring your own crate, as dogs are typically more comfortable in something familiar.
• Guests are fully responsible for all pet waste — inside and outside the property. Please clean up immediately and dispose of it properly.

*Important: Undisclosed pets, damage, excessive fur/hair, or violations of these rules may result in additional cleaning or repair fees (minimum $500) or early termination of the reservation without refund.

🌲 Nature & Wildlife — You're in the Smokies
Part of what makes this place truly special is what surrounds it; ancient trees, clean mountain air, and a quiet that only the Smokies can offer.

The cabin is professionally cleaned and carefully maintained. In the Smokies, you may occasionally encounter the natural world up close; seasonal lady beetles or the odd harmless insect passing through. These are native wildlife and a sign of a healthy ecosystem.

🐻 Bear Country. Please Read. One of the most genuinely special parts of staying here is the chance to spot black bears from the safety and comfort of the cabin, a truly memorable Smoky Mountain experience. That said, these bears are bold and powerful, and have been known to break into vehicles even with no food inside (the smell of cardboard alone sparks curiosity). Please secure all food indoors, leave nothing in your car overnight, and be ready to use the bear horn if needed. Bear horns and bear spray are provided.

• One exterior Ring camera is located at the entrance of the property, facing the front entry area, for the safety and security of our guests and property. There are no cameras inside the cabin or anywhere else on the property.
• Maximum occupancy: 5 guests
• Primary booking guest must be 25+
• No parties or events
• Quiet hours: 10:00 PM – 8:00 AM
• Strictly non-smoking, indoors and outdoors. Includes vaping, cigars, and cannabis in all forms.
• All dogs must be disclosed and approved before booking. Please review the complete pet policy in the Pets section of the listing description for full details, fees, limits, and house rules.
• Early check-in and late check-out must be requested and approved in advance.

📋 Reservation Requirements
Guests are required to sign a short-term rental agreement and provide a government-issued photo ID and credit card upon booking. Please complete this at least 48 hours before arrival through our guest portal. We use Hospitable, an approved Airbnb partner, to handle this step securely since Airbnb does not have a built-in document signing feature. If you have any concerns about this, you're welcome to cancel within 24 hours of booking, provided it is not a same-day booking.

🧾 Travel Insurance (Highly Recommended)
Mountain weather is beautiful, and unpredictable. A sudden storm, an unexpected change of plans, life happening – travel insurance gives you flexibility and peace of mind so your trip stays protected no matter what. We strongly encourage all guests to purchase a policy before arrival. Reservations follow the cancellation policy selected at booking. Guests will have private and exclusive access to the entire cabin and all its amenities. Your personalized smart lock code arrives before check-in for seamless, private entry. A few select closets are reserved for owner storage and won't impact your stay in any way. 🚧 Our neighboring property is currently undergoing construction. Some weekday noise and crew vehicles may be present during daytime hours.

💧The cabin is served by a private well with a comprehensive whole-house filtration system including triple filtration, sulfur filtration, iron removal, and water softening. It is maintained with routine professional service. The water is safe to drink. If the water hasn't been run recently, you may notice a faint sulfur smell when you first run the taps. This is completely normal for well water in this area and clears up quickly with use.

🪜 Staircase: The cabin features a stylish metal spiral staircase with a retractable child- and dog-proof safety gate. The upper loft is best suited for couples, teens, or older kids. Not recommended for toddlers or guests with mobility limitations.

🍂 Seasonal Heads Up: Peak seasons include fall foliage (Oct–Nov) and summer weekends. Traffic on Wears Valley Road can be significant. We recommend building a little extra time into your travel plans.
